1. New Application Received: You will be notified promptly upon receiving your initial mortgage and complete mortgage application. It's important to note that we order all verification of employment for borrowers before they go under contract.

2. Updating During the Loan Process: Our team is dedicated to providing the best customer service possible. Feel free to reach out with any questions during the loan process; we're here to assist you.

3. Automated Underwriting System Pre-Qualification: Expect notification when we have an approved/eligible status through the Automated Underwriting System, known as desktop underwriter DU.

4. TBD Pre-Approval by an Underwriter: A thorough review by an underwriter ensures a solid pre-approval. If you have any inquiries about our TBD process, don't hesitate to ask.

5. File Submitted to Underwriting: We prioritize submitting the file to underwriting within 24 to 48 hours from the day you go under contract. This proactive approach facilitates a smooth transaction.

6. Appraisal Ordered: Appraisal orders are initiated the day after the initial loan disclosures are signed. Let us know if you'd like to be listed as the contact when we order the appraisal.

7. Conditional Loan Approval: We will review the conditional loan approval with both you and the buyer, ensuring everyone understands the underwriter's documentation requests.

8. Interest Rate Locked: You'll be informed when we lock the interest rate. The timing may vary based on the borrower's circumstances to avoid closing delays.

9. Appraisal Received: Expect notification when we receive a copy of the appraisal.

10. Final Underwriting Approved : We'll keep you informed once we've received the clear-to-close, signifying that all conditions and the appraisal have been cleared by the underwriter.

11. Closing Disclosure Signed: You will be notified when the buyer signs the closing disclosure. We work closely with the title company to provide accurate numbers for the closing disclosure and the cash-to-close amount.

12. Closing Instructions: Sent to the Title Company: Expect notification when the lender sends closing instructions to the title company.

13. Approved Settlement Statement: We will inform you when we have the approved settlement statement and the final cash-to-close amount. The borrower will also be notified about the amount to wire to the title company before closing.

14. Loan Funded: You will receive notification when the loan has been funded. For more challenging loans, our goal is to close on a Wednesday and fund on Friday to ensure all funding conditions and documents are in order.
